Real Estate MARKET Update

The biggest shift in today’s market is buyer behavior. Unlike the urgency-driven market of recent years, buyers are taking more time, being more selective, and focusing on finding the right home rather than rushing into a decision. Location, condition, layout, updates, and lifestyle features have become major deciding factors.

Seattle and the Eastside continue to show long-term strength despite concerns around tech layoffs and AI. While the industry is evolving, continued investment from major companies and a diverse regional economy provide stability and future growth opportunities.

Today’s market is selective, not weak. Well-priced, well-prepared homes with strong marketing continue to attract buyers, while overpriced or outdated properties are taking longer to sell. Sellers need a strategic approach, and buyers have more opportunities to make thoughtful decisions.

One trend worth watching is new construction townhomes, which are becoming an increasingly attractive option as rising land and construction costs make detached homes harder to build affordably. Modern townhomes offer desirable locations, energy efficiency, lower maintenance, flexible layouts, and amenities like rooftop decks and outdoor spaces.

Looking ahead, questions remain about buyer confidence, inventory levels, AI’s impact on the economy, and future housing trends. However, the long-term outlook for Seattle and the Eastside remains positive. The market has changed, and success now comes from having the right strategy—whether buying, selling, or investing.

One of the most useful indicators for predicting mortgage rates is the yield on the 10-year U.S. Treasury note. Mortgage rates and 10-year Treasury yields typically move in the same direction, although mortgage rates are usually higher because lenders factor in additional risks. At an average mortgage rate of 6.625%, a median-priced home of $403,200 would come with a monthly payment of nearly $2,600 on a 30-year loan. Continue Reading
